December perhaps surprisingly is a very busy month in the moving calendar.  Lots of people choose to move house towards the end of the year which creates a bottle neck around Christmas time with many people wanting to be ‘in By Christmas’. Here are some essential checkpoints to which determine whether or not you can move by Christmas.

Prepare for your sale

“The obvious things are to declutter, redecorate if necessary and make rooms look fit for the purposes for which they were designed. So turn those storage rooms back into bedrooms,” says Helen Silver, who runs The Property Styling Company (www.propertystylingcompany.co.uk) and worked on Chris’s home.

Prepare for your purchase

Establish a maximum budget, including the cost of the property, all fees for conveyancing and moving, stamp duty and a contingency for work on your new place. Write down your chosen location, price limit, the “must haves” inside and outside and the “must not haves”, and give the list to agents in your desired area.

Choose a good conveyancer

Some busy solicitors merely firefight, giving time and attention to a move only when there is a problem to chase. Which? recommends hiring solicitors offering fixed-price “no sale, no fee” conveyancing. “This means the more efficient they are, the more likely they are to make a profit,” says a Which? spokesman.

Secure your mortgage

“Consult an independent broker to see how much you can borrow and discuss whether a fixed or variable rate is best,” advises Melanie Bien of the mortgage broker Private Finance. “Discuss timescales as many lenders have severe backlogs. Take along your past three months’ payslips, past three years’ P60s, bank statements from the past six months, a passport and a utility bill. If self-employed, you need three years of audited accounts.”
